Checked against state sources · July 16, 2026

At a 100% permanent & total rating
A veteran with a permanent service-connected disability of 100% is entitled to a $35,400 assessed-value exemption for 2025–26 (amounts adjust annually for inflation). Nevada assesses homes at 35% of taxable value, so that shields roughly $100,000 of home value.
Below 100%
60–79% rating: $17,700 of assessed value. 80–99%: $26,550 (2025–26 figures, adjusted annually).
Income test
None. The exemption does not depend on your income.
Surviving spouses
The surviving spouse can claim the exemption by affidavit if they were married to and living with the veteran for the 5 years before death and the veteran was (or would have been) eligible (NRS 361.091).
How to apply
File with your county assessor with documentation of your permanent service-connected disability percentage from the VA.
Worth knowing
Nevada lets you point the exemption at either your property tax bill or your vehicle registration (governmental services tax), whichever helps more. Nevada also has no rating threshold below 60%; under that, the small all-veterans exemption may still apply.

Before you count on this: exemption law changes by legislative session, and counties administer the details. Confirm current amounts and deadlines with your county assessor or the official source below. Figures on this page were checked July 16, 2026.

A property-tax exemption lowers the monthly payment a lender counts in your file, which can raise what you qualify for.
