At a 100% permanent & total rating
Full exemption from property taxes on the homestead (MCL 211.7b) for veterans the VA rates permanently and totally disabled at the 100% rate, rates individually unemployable, or has certified for specially adapted housing assistance.
Income test
None. The exemption does not depend on your income.
Surviving spouses
The unremarried surviving spouse keeps the exemption and, since the 2023 amendments, can carry it to a newly purchased home.
How to apply
File the exemption affidavit with your local assessor. For taxes levied from 2025 on, one filing holds until you rescind it or the assessor denies it; the old annual-refiling rule is gone (2023 PA 150).
Worth knowing
The individual-unemployability and specially-adapted-housing paths matter: you do not need a 100% schedular rating if the VA pays you at the 100% rate through IU.

Before you count on this: exemption law changes by legislative session, and counties administer the details. Confirm current amounts and deadlines with your county assessor or the official source below. Figures on this page were checked July 16, 2026.

A property-tax exemption lowers the monthly payment a lender counts in your file, which can raise what you qualify for. Run your numbers with the exemption’s effect via the buying-power calculator (use the property-tax override in advanced options), and see the funding fee guide for the other big disability-related saving.
