Arizona’s property tax exemption for disabled veterans.
100% service-connected: fully exempt starting tax year 2026. Here is who qualifies, what it covers, and how to claim it.

- At a 100% permanent & total rating
- New for 2026: a full exemption from property tax on the primary residence for veterans with a 100% service-connected rating, under a law passed in 2025. It applies even when the home is jointly owned, and there is no income test or value cap at the 100% level.
- Below 100%
- Below 100%, a smaller exemption prorated by your disability rating applies, subject to income limits. The amounts are set annually; your county assessor has the current figures.
- Income test
- None at 100% (from tax year 2026). Income limits apply to the partial-rating tiers.
- Surviving spouses
- The unremarried surviving spouse of a 100% service-connected veteran can continue the full exemption while the home stays their primary residence.
- How to apply
- File with your county assessor with your VA rating letter. Assessors may ask you to reconfirm eligibility in later years.
- Worth knowing
- The full exemption is brand-new: tax year 2026 is its first year, and county assessors are still rolling out guidance. If you were told 'Arizona only has a small exemption,' that was true until this year.
Before you count on this: exemption law changes by legislative session, and counties administer the details. Confirm current amounts and deadlines with your county assessor or the official source below. Figures on this page were checked July 16, 2026.

A property-tax exemption lowers the monthly payment a lender counts in your file, which can raise what you qualify for. Run your numbers with the exemption’s effect via the buying-power calculator (use the property-tax override in advanced options), and see the funding fee guide for the other big disability-related saving.
