New Mexico’s property tax exemption for disabled veterans.
Exemption proportional to your rating: 60% rated, 60% exempt; 100% fully exempt. Here is who qualifies, what it covers, and how to claim it.

- At a 100% permanent & total rating
- Full exemption from property tax on the primary residence for 100% disabled veterans. Since voters approved Constitutional Amendment 1 in November 2024, the exemption extends below 100%: taxable value is reduced in proportion to your VA rating, so a 60% rating exempts 60% of the value.
- Below 100%
- Proportional at every rating level, one of only a handful of states to do this. A separate standard veteran exemption (any honorably discharged veteran) rose from $4,000 to $10,000 of assessed value under Amendment 2 and now adjusts annually for inflation.
- Income test
- None. The exemption does not depend on your income.
- Surviving spouses
- Unremarried surviving spouses keep both exemptions.
- How to apply
- Complete DVS Form 1 at a New Mexico Department of Veterans Services office with your VA rating letter and proof of residency; DVS issues a certificate of eligibility you take to your county assessor.
- Worth knowing
- The proportional design is brand-new (2024 amendments, phased in through 2025 and 2026), so older guides saying 'New Mexico is 100%-only' are out of date.
Before you count on this: exemption law changes by legislative session, and counties administer the details. Confirm current amounts and deadlines with your county assessor or the official source below. Figures on this page were checked July 16, 2026.

A property-tax exemption lowers the monthly payment a lender counts in your file, which can raise what you qualify for. Run your numbers with the exemption’s effect via the buying-power calculator (use the property-tax override in advanced options), and see the funding fee guide for the other big disability-related saving.
